Frequently Asked Questions
Everything parents and students need to know about 1651 Kettering Student House.
Is this official Kettering University housing?
No. This is private off-campus housing near Kettering University. It is not owned, operated, endorsed, or managed by Kettering University. We are an independent housing provider serving students who attend or co-op at Kettering.
How far is the house from Kettering University?
The property at 1651 N Chevrolet Ave is approximately 1.3 miles from Kettering University's campus at 1700 University Ave, Flint, MI 48504. That's a short drive, bike ride, or reasonable walk. Travel times vary by route, weather, traffic, and transportation method.
Is rent per room or per bed?
Rent is charged per bed. Each bedroom is planned for two residents. 1651 Student House is shared student housing only — private rooms are not currently offered.
How do I reserve a bed?
Submit an application through our Apply page with the $100 application fee. Applications are reviewed, and approved applicants receive a lease or occupancy agreement. Paying the application fee does not reserve a bed. A bed is not reserved until the applicant is approved, documents are signed, and all required move-in funds are received.
Are utilities included?
Yes. The monthly rent is all-inclusive: it covers utilities, internet, furnishings, and access to shared amenities. You pay one amount each month with no surprise bills.
Is the house furnished?
Yes. Each bedroom is furnished with beds, desks, and storage. Common areas include kitchen appliances, living room furniture, and shared amenities. You bring your personal items and school supplies.
Are parents allowed to ask questions?
Absolutely. We encourage parents and guardians to review the Parent Information page, the House Rules, and the FAQ. Parents may also be required as guarantors during the application process.
Are pets allowed?
Pets are generally not permitted. Service animals and emotional support animals are evaluated on a case-by-case basis in accordance with applicable law. Pets are not permitted without written approval.
Is smoking allowed?
No smoking, vaping, tobacco, marijuana, or similar use is permitted inside the house or anywhere on the property unless otherwise stated in writing. Final policy is controlled by the signed agreement and applicable law.
Can students rent for one Kettering term?
We evaluate term-length requests on a case-by-case basis. Kettering's A-section / B-section schedule means some students need flexible arrangements. Preference is given to students who can commit to a full academic year, but shorter terms may be considered depending on availability.
Is parking available?
Parking is limited and assigned to approved vehicles only. If you need parking, indicate it on your application. Unauthorized vehicles may be towed at the owner's expense.
Do I need a guarantor?
A parent or guardian guarantor may be required depending on your application circumstances — particularly for students without their own rental history or verifiable income. This will be discussed during the application process.
What happens if a roommate causes damage?
Residents are responsible for damage they or their guests cause. Common-area damage is assessed on a case-by-case basis. The house rules make it clear that each resident is accountable for their own actions.
What happens if I have a roommate problem?
Residents are expected to resolve minor issues respectfully. Serious or repeated problems must be reported in writing. Management may review the issue, document complaints, issue warnings, adjust assignments where possible, or enforce the agreement if a resident violates house rules.
Are there quiet hours?
Yes. Quiet hours are Sunday–Thursday 10 PM to 8 AM, and Friday–Saturday 12 AM to 9 AM. These are enforced so residents can study and sleep without disruption.
Are there background checks?
All applicants are subject to screening according to lawful criteria. The specific screening process will be disclosed as part of the application.
Can I apply with a roommate?
Yes. Students may request a preferred roommate. Roommate requests are not guaranteed and are subject to availability, approval, room setup, and final placement.
Are private rooms available?
No. 1651 Student House is shared student housing only. Private rooms are not currently offered.
What if I do not want to share a bedroom?
This house may not be the right fit. 1651 Student House is designed for students who are comfortable with shared-bedroom living and written house rules.
Can a group lease the whole house?
A full-house group lease may be available for approved groups. This is handled on a custom-quote basis. Contact us to discuss group leasing options for the entire 5-bedroom property.
Are showings available?
Showings are by appointment only. Please do not visit the property without a confirmed appointment. Contact us to schedule.
Can I pay the application fee online?
Yes. The $100 application fee can be paid online through our Rooms & Pricing page. This is the only payment collected publicly during the application process. Approved applicants receive private payment instructions for all other move-in funds.
What does the application fee cover?
The $100 application fee covers application review, administrative processing, screening coordination, roommate/bed placement review, and move-in file setup. It is non-refundable once submitted, unless otherwise required by law.
Is the application fee refundable?
The application fee is non-refundable once submitted, unless otherwise required by applicable law. Paying the application fee does not guarantee approval, does not reserve a bed, and does not create a lease or occupancy agreement.
Does paying the application fee reserve my bed?
No. Paying the application fee does not reserve a bed. A bed is not reserved until the applicant is approved, all required documents are signed by all parties, and all required move-in funds — including the security deposit and first month's rent — are received and cleared.
When do I pay the security deposit?
The security deposit is paid after your application is approved and before move-in. Approved applicants receive private payment instructions. The security deposit is not collected publicly — only the application fee is.
When do I pay first month's rent?
First month's rent is due before move-in, after your application is approved and your lease or occupancy agreement is signed. Approved applicants receive private payment instructions for all move-in funds.
Can a parent or guardian pay on behalf of the student?
Yes. Parents or guardians may pay on behalf of the student, but all applicant information, signed agreements, and guarantor documents must be completed before move-in. The parent or guardian acting as guarantor is typically involved in the payment process.
