House Rules & Resident Standards

Clear expectations create a respectful, focused living environment. Every resident agrees to these standards before moving in.

Respect the House

Treat the property, furnishings, and common areas with care. This is your home and will be treated like one.

Quiet Hours

Sunday–Thursday: 10 PM–8 AM. Friday–Saturday: 12 AM–9 AM. Studying and sleep come first. Quiet hours are enforced.

No Party-House Policy

This is structured student housing. Large gatherings, loud events, and party-house behavior are not permitted.

Guest Approval Required

All guests must be approved in advance. Overnight guests require written approval from management.

No Unauthorized Long-Term Guests

Residents may not host guests for extended stays without written approval. This protects occupancy limits and roommate expectations.

Assigned Beds Only

Shared rooms are assigned by bed. No room or bed switching without written approval from management.

Clean Up After Yourself

Clean up immediately after using the kitchen, bathroom, or common areas. Leave shared spaces ready for the next resident.

Labeled Food & Personal Property

Food must be labeled and stored responsibly. Personal property must be kept in assigned areas and not left in common spaces.

Rent Due Per Agreement

Rent is due according to the signed lease and payment schedule. Late payments may result in fees or loss of housing as provided in the signed agreement.

Maintenance in Writing

All maintenance requests must be submitted in writing through the designated process. Do not attempt self-repairs on plumbing, electrical, HVAC, or structural systems.

No Smoking / Vaping / Tobacco / Marijuana

No smoking, vaping, tobacco, marijuana, or similar use is permitted inside the house or anywhere on the property unless otherwise stated in writing. Final policy is controlled by the signed agreement and applicable law.

No Illegal Activity

Any illegal activity on the property is grounds for immediate lease enforcement action including termination of occupancy as permitted by the signed agreement and applicable law.

Weapons Policy

No weapons policy subject to applicable law. Final wording to be attorney reviewed and included in the signed lease addendum.

Approved Parking Only

Parking is limited to approved vehicles. Unauthorized vehicles may be towed at the owner's expense.

Do Not Disable Safety Devices

Smoke detectors and carbon monoxide detectors must not be disabled, covered, or tampered with under any circumstances. Tampering is grounds for lease enforcement action.

Resident Responsibility for Damage

Residents are responsible for any damage caused by themselves or their guests beyond normal wear and tear. Damage must be reported in writing immediately.

Move-Out Checklist Required

A move-out checklist must be completed before departure. Failure to complete the checklist may affect deposit return as provided in the signed agreement.

Cleaning Schedule & Shared Responsibilities

Kitchen Cleanup After Each Use

Wash your dishes, wipe down counters, clean the stovetop, sweep visible debris, and take out your trash immediately after using the kitchen. Do not leave food, dirty dishes, or cooking mess for others.

Bathroom Cleaning Rotation

A bathroom cleaning rotation schedule will be provided to all residents. Each resident is responsible for their assigned rotation day. Failure to complete rotation duties may result in a written warning.

Trash Rotation

Trash and recycling removal is assigned on a rotating basis. Bins must be taken to the curb on the designated collection day and returned after pickup. Overflowing trash is a health and safety issue.

Fridge Cleanout Rules

Refrigerator shelves are assigned or labeled. Expired food must be removed promptly. A monthly fridge cleanout is scheduled — all unlabeled or expired items will be discarded on the designated cleanout day.

Common Area Reset

Living rooms, hallways, and shared spaces must be reset to a clean, usable condition after each use. Personal items may not be stored in common areas without approval.

Monthly Inspection Option

Management reserves the right to conduct periodic inspections with reasonable notice as permitted by the signed agreement and applicable law. The purpose is to verify compliance with house standards, safety requirements, and maintenance needs.

Fees & Charges

Any cleaning fees, damage charges, or financial penalties are only permitted if provided for in the signed agreement and allowed by applicable law. Residents will be notified in writing of any assessed charges with an explanation.

Violation Process

Written Warning

A resident who violates a house rule or the signed agreement receives a written warning documenting the specific violation, date, and required corrective action.

Documentation

All warnings, reports, and communications are documented in writing. Residents may receive copies for their records. Documentation supports fair and consistent enforcement.

Parent / Guarantor Notification

Where permitted by applicable law and the signed agreement, a parent, guardian, or guarantor may be notified of serious or repeated violations.

Cure Period (If Applicable)

If a cure period is provided by the signed agreement or applicable law, the resident must correct the violation within the stated timeframe. Failure to cure may escalate enforcement.

Damage Charge (If Allowed)

If a resident or their guest causes damage, management may assess a charge for repair or replacement as permitted by the signed agreement and applicable law. Charges are documented in writing.

Lease Enforcement

Management may enforce the terms of the signed agreement, including any remedies available under the agreement and applicable law, for violations that are not corrected or are serious in nature.

Termination / Removal

In cases of serious or repeated violations, management may pursue termination of the lease or occupancy agreement and removal of the resident according to the signed agreement and applicable law.

These rules, cleaning schedule, and violation process are summaries. Final resident obligations, fees, charges, cure periods, and enforcement procedures will be controlled by the signed lease, occupancy agreement, house rules addendum, and applicable law. Nothing on this page modifies the terms of any signed agreement.
