A structured, professionally managed house with documented safety systems, written procedures, and clear resident expectations.
Smoke Detectors
Smoke detectors are installed throughout the property. Residents must not disable, cover, or tamper with any smoke detector. Tampering is grounds for lease enforcement action.
Carbon Monoxide Detectors
Carbon monoxide detectors are installed as required by applicable law. Any CO alarm must be reported immediately and the property evacuated if the alarm sounds continuously.
Exterior Lighting
Exterior lighting is maintained for entry points, walkways, and parking areas to support visibility and safety. Report any non-functioning exterior lights in writing.
Lock & Access Policy
Each resident receives assigned access upon move-in. Keys or access credentials must not be duplicated or shared with unauthorized individuals. Lost keys or credentials must be reported immediately. Unauthorized duplication is a lease violation.
Emergency Repair Protocol
Emergency maintenance issues — including water leaks, gas odor, complete loss of heat in freezing weather, electrical hazards, or security breaches — must be reported immediately. Non-emergency repairs are handled through the written maintenance request process during normal response windows.
Written Maintenance Request Process
All maintenance requests must be submitted in writing through the designated process. Verbal requests are not tracked. Residents may not perform self-repairs on plumbing, electrical, HVAC, or structural systems.
No-Party Policy
This is structured student housing. Large gatherings, loud events, and party-house behavior are prohibited. Violations may result in warnings, documentation, guarantor notification, and lease enforcement action.
Guest Limitations
All guests must be approved in advance. Overnight guests require written approval from management. Unauthorized guests or extended stays without approval are a lease violation.
Quiet Hours
Sunday–Thursday: 10 PM–8 AM. Friday–Saturday: 12 AM–9 AM. Quiet hours are enforced to protect residents' right to study and sleep without disruption.
No Unauthorized Occupants
Only approved residents listed on the signed agreement may occupy the property. No unauthorized subletting, long-term guests, or additional occupants are permitted.
Move-In Inspection
A move-in condition checklist is completed and documented before any resident takes possession of their assigned bed and space. Residents must review and sign the checklist.
Move-Out Inspection
A move-out inspection is conducted and compared against the move-in checklist. Residents are responsible for damage beyond normal wear and tear. The checklist must be completed before departure.
Damage Documentation
Any damage — whether caused by a resident, guest, or unknown party — must be reported in writing immediately. Management documents all damage reports and assesses responsibility according to the signed agreement.
Emergency Contact Requirement
Every resident must provide at least one emergency contact with name, relationship, phone, and email. Emergency contacts may be notified in the event of a safety concern, medical emergency, or serious lease violation.
Parent / Guardian Communication Process
Where permitted by applicable law and the signed agreement, management may communicate with a parent, guardian, or guarantor regarding application status, lease compliance, payment issues, safety incidents, or emergency situations involving the resident.
