1. Acceptance of Terms
By accessing or using this website and submitting an application, you agree to be bound by these Terms & Conditions. If you do not agree, do not use this website or submit an application.
2. No Affiliation with Kettering University
1651 Kettering Student House is private off-campus housing. It is not owned, operated, endorsed, affiliated with, or managed by Kettering University. References to Kettering University on this website are for geographic and descriptive purposes only, indicating the property's proximity to the university campus. No endorsement or affiliation is implied.
3. Application Process
Submitting an application does not guarantee housing. All applications are subject to review and approval according to lawful screening criteria. Management reserves the right to approve or deny any application at its sole discretion. The application fee is $100 and is non-refundable once submitted. Paying the application fee does not reserve a bed. A bed is not reserved until the applicant is approved, all required documents are signed, and all required move-in funds are received.
4. Payments and Fees
Application Fee. The application fee is $100 and is non-refundable once submitted, unless otherwise required by applicable law. The application fee covers application review, administrative processing, screening coordination, roommate/bed placement review, and move-in file setup. Paying the application fee does not guarantee approval, does not reserve a bed, and does not create any lease or occupancy agreement.
Security Deposit and First Month's Rent. Approved applicants will receive private payment instructions for the security deposit, first month's rent, and any required move-in funds. These payments are not collected publicly. No keys or access to the property will be provided until all required payments are received and cleared.
All payments are subject to approval, signed agreement, applicable law, and availability. All fees and payment amounts are subject to change without notice.
5. Pricing and Availability
All pricing, room configurations, occupancy limits, furnishings, utilities, and lease terms are subject to change without notice and are subject to final approval, written agreement, applicable law, and property readiness. Listed prices are for informational purposes and do not constitute an offer.
6. Occupancy Limits
Planned for up to 10 residents, subject to legal occupancy approval, final room setup, inspection requirements, and applicable housing regulations. Final occupancy is subject to local laws, zoning regulations, inspection requirements, and applicable rental regulations. Advertised capacity may be adjusted to comply with legal requirements.
7. Smoking Policy
No smoking, vaping, tobacco, marijuana, or similar use is permitted inside the house or anywhere on the property unless otherwise stated in writing. This prohibition applies to all forms of smoking devices, electronic cigarettes, vaporizers, smokeless tobacco products, and any other inhalable substances. Violation of this policy may result in lease enforcement action including fines, cure notices, or termination of occupancy as provided in the signed agreement and applicable law. Final policy is controlled by the signed agreement and applicable law.
8. Showings
Showings are by appointment only. Please do not visit the property without a confirmed appointment. Do not disturb occupants.
9. Equal Housing Opportunity
Housing is offered in compliance with all applicable federal, state, and local fair housing laws. Management does not discriminate based on race, color, religion, sex (including gender identity and sexual orientation), national origin, familial status, disability, or any other protected class under applicable law. All applications are reviewed according to lawful, nondiscriminatory screening criteria. Any applicant who believes they have experienced discrimination may contact the appropriate fair housing enforcement agency.
This property complies with the federal Fair Housing Act (42 U.S.C. 3601 et seq.), Michigan's Elliott-Larsen Civil Rights Act, and all applicable local fair housing ordinances.

All content on this website, including text, images, graphics, and logos, is the property of 1651 Kettering Student House or its licensors. Kettering University logos and trademarks are the property of Kettering University and are not used on this site.
